Jefferson Park

A 327 planned unit development in Merrifield, Virginia. The project contained four different product types which were sold to JPI (a multifamily apartment builder), NV Homes and Craftmark Homes. The Concordia Group joint ventured the development of this project with Coscan/Brookfield Homes.

Fallsgrove

In a joint venture with Pulte Homes, Eakin/Youngentob, JPI and The Lerner Corporation, The Concordia Group acquired land parcels for approximately 240 condominium units in this Master Planned Community in Rockville, Maryland. Upon a rezoning and final plan approval by the City of Rockville, the parcels were sold to a joint venture between The Porten Companies and Bozzuto Homes.

Saintsbury Plaza

Located adjacent to the Vienna Metro, this five acre parcel was approved for 112 active adult condominium units by the Fairfax County Board of Supervisors. Entitlements for the project were obtained through a special exception hearing. The Concordia Group was responsible for all entitlements and The Porten Companies was the builder of these active adult condominiums.

Pickett’s Reserve

The Concordia Group acquired and rezoned this forty-four acre parcel within the City of Fairfax from a zoning designation of one dwelling per acre to a planned development community of eighty-nine single family detached lots. The community was developed with Courtland Homes and provided upscale housing with home prices ranging from $750,000 to $1,100,000.

Edelen Station

The Concordia Group is currently processing a site plan application for the development of 30 townhomes located adjacent to the Town of LaPlata’s Town Hall. The 30 fee simple townhomes will complete the existing Edelen Station condominium project which contains 73 homes. Acquisition of this project occured in January of 2014 and sale of the finished lots to NVR Inc. was completed in the Spring of 2016.

In June of 2012, The Concordia Group purchased a 2-acre parcel located in Falls Church, Virginia which will be rezoned and subdivided into 8 single family detached lots. The re-zoning was complete in the Spring of 2013 and the site was sold to Evergreen Homes

Villages at Dakota Crossing

In a joint venture with Fort Lincoln New Town Corporation, The Concordia Group received approval of a Planned Unit Development application with the District of Columbia for a project consisting of 322 townhomes and townhome condominiums. Site development commenced in the first quarter of 2011 and delivery of the initial homes occurred in 2012.

Southwark on Reed

A joint venture between The Concordia Group, D3 Developers and The Resmark Companies received zoning approval for the redevelopment of the former Mt. Sinai Hospital site located in South Philadelphia into a 91-unit fee simple townhome community. Construction commenced in the Fall of 2015 and with sales commencing in February-2016.

Shops at Dakota Crossing

In a venture with Fort Lincoln New Town Corporation and the Trammell Crow Company, The Concordia Group is developing a 42 acre parcel in the District of Columbia into a 425,000 square retail power center. Costco, Lowes and Marshalls serve as the anchor tenants within the project. Site development commenced in 2012 and first occupancy occurred in the 4th quarter of 2012. The project was completed in 2018.

Banneker Ridge at Fort Lincoln

The Concordia Group and Fort Lincoln New Town Corporation obtained zoning approval for 42 fee simple townhomes in the fall of 2013. Sales commenced in 2015, and were completed in 2016. The homes are located on Fort Lincoln Drive and have sweeping view of the City.
